How does a Home Inspection Work?

This is one of the most important steps in the home buying process. But it doesn’t have to be overwhelming or scary. Here’s a little more about how the process works:

Book Inspection & Sign Agreement

Book Online or call us to schedule your appointment. We will send you instructions on how to sign your Inspection Agreement electronically.

In NC and SC, it’s required by law that you sign the agreement before the inspection.

Attend Your Inspection

The inspector will go over his findings with you at the end of the inspection. This usually takes around 30 minutes, but you are free to ask as many questions as you want.

Receive your Report

Your detailed report will be accessible through an emailed link, typically one to two business days after your inspection. We welcome your call with any questions you have about the findings.

Q: How do I choose a home inspector in the Charlotte NC area?
A: Call up and ask about their credentials and experience. If for some reason you don’t feel comfortable asking this of the inspector when speaking with them on the phone then how will you feel asking questions at the inspection of your home? You must feel that the home inspector is qualified, experienced and attentive of your needs.
Q: What are your home inspectors' qualifications?
A: John Hill is trained and is NACHI Certified. He adheres to The Standards of Practice set forth by NC & SC Standards of Practice and those set forth by NACHI  and also adhears to the code of ethics and was educated and trained and worked as a CE with his Masters in CE and had his PE for 15 years in the Charlotte NC area.

John Hill started working in the construction industry in the early 70’s.  He gained an appreciation for quality construction materials and techniques.  This early experience led John to attend college,  graduating from Virginia Tech with a bachelors and masters degree in Civil Engineering.  After college, John moved to Charlotte in 1978 and worked for the City of Charlotte.  His duties included project management and overseeing construction of all type of municipal buildings, including fire stations, bus terminals, recreation centers, museums, and operation centers.  After leaving the City, John pursued direct involvement as a subcontractor and later became a Principal in a large award-winning architectural / engineering firm.   His responsibilities included overseeing large construction projects.  John became licensed as a Professional Engineer and General Contractor.

After a successful career, John decided to go into business for himself, doing home repairs and home remodeling projects.

In 1999, John was licensed as a home inspector and is a full time dedicated home inspector.   John is a member of NACHI and NCLHIA.  John’s education is always being improved.  His yearly education far exceeds what is required by the state of North Carolina.  John is noted for integrity.

John is also licensed by North Carolina Home Inspectors Licensing Board  #1232 and South Carolina Home Inspectors Licensing Board # 2268.

Q: Can a house fail the inspection?
A: No. A home inspector does not issue a pass or fail grade on a home. A professional home inspection is an examination of the current condition of the prospective home. The inspector will describe the physical condition of the home and indicate what may need repair or replacement.
Q: What kind of report can I expect?
A: The Home Inspection Report will give easy to read details on:

Q: When and how do I schedule an appointment?
A: You generally have between seven and ten days after you sign the contract to get a home inspection. We would advise you to call us as soon as you sign a contract on the prospective home. This will ensure that you can get an appointment at a time that’s most convenient for you.

When you’re ready to get on our schedule, just give us a call or book online. We have two full-time schedulers on staff to assist you. We answer the phones until 9 pm every day of the week. If you don’t catch us, just leave a message and we will get right back to you.

Q: How much does a home inspection cost in Charlotte NC?
A: The price of the home inspection varies based on the size of the home. Larger homes take longer to inspect, hence the fees for these homes are greater than those for a smaller home. However, don’t let the price of the inspection determine whether or not you get a home inspection or the selection of your home inspector. The knowledge gained from an inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. The inspector’s qualifications, including his experience, training, and professional affiliations should be the most important consideration.
Q: How do I pay?
 A: Payment is due at or before the end of the inspection. We accept personal checks (made out to Starmark Home Inspections), cash and all major credit cards. If you are unable to attend the inspection, we ask that you provide us with your credit card information when scheduling your appointment. Your card will not be charged until the inspection is complete and we keep all data in a secure online system.
