Why do a Radon Inspection?

The EPA recommends that every home be tested for the presence of Radon gas. It’s estimated that 1 in 15 homes have elevated Radon gas levels. Just think, if you’re planning to stay in your new home for many years, consider how much exposure your family could potentially experience over the course of time. Some houses on the same street can have high levels when their neighbors don’t. It’s simply something you have to test for. It’s best to know up front if the house has elevated levels because it can be easily fixed.

Radon gas poisoning is the leading cause of lung cancer among non-smokers, and the risk is even greater for smokers.

A simple test and an easy fix could save your family from serious health problems. 

 

What is Radon?

Radon is a naturally occurring gas that is colorless and odorless but can cause serious health problems with excess exposure.

Radon gas emanates from specific types of rock from under your house, and sometimes from building materials. The only way to determine if it’s present in your home is to have a Radon gas test done. The US Surgeon General and the EPA recommends that every home be tested for Radon gas.

The good news is that Radon gas can be detected with a simple test and if the home you’re purchasing has elevated levels of Radon gas, it can be easily fixed. The key is getting a radon test. Then you know if the problem exists, and if so, to what degree. There are remediation options available to lessen the gas if it’s detected.

How does a Radon Test work?

1. Start the test

We will start the testing device at the end of your home inspection or radon-only appointment. The small machine is about the size of a shoe box and sits on a camera-style tripod.

2. The test runs for 72 hours

The test runs for approximately 72 hours, taking hourly readings of radon levels inside the home. During this time you must keep all windows and doors closed, except for normal use.

3. We pick up the test

After the test has finished, we will return to the home to stop the test and pick up the testing device. We will download the data and prepare your analysis.

4. Get your report

Your report will be delivered to you via email the same day we pick up the test. It will be in your reports dashboard. You’ll be able to see the average levels and any remediation recommended by the EPA, if needed.

Price

Our professional radon test costs $165, including drop off, pick up, and your report.

If you book a radon test in conjunction with your home inspection, the price is $140.

Just because a house is new, doesn’t mean it’s perfect. Find out what’s going on inside, so you can get your builder to fix it before they become your problems.

Why do A Pre-Drywall Inspection?

It’s the only time you can see inside the walls.  A pre-drywall inspection is a once in a house’s lifetime opportunity. Never again will you be able to gain the insight about your home the way you can with a pre-drywall inspection. Before the insulation and dry-wall go in, our inspectors can see how the wiring and plumbing have been installed, as well as the structure of the walls and some of the HVAC ductwork. All of which will be covered after this step, and you’ll never be able to get a full picture again. Also, the attic and crawlspace are more accessible at this stage, so you’ll get a much better picture of the structure of the roof and crawlspace. You’ll want as many issues as possible to be fixed before the insulation and drywall are installed.

11-Month Builder’s Warranty Inspection

Get the builders to fix as many problems in your home as possible!

After you’ve been in your new home for nearly a year, there will be repairs that will come up. Luckily, most new homes come with a 1-year warranty. That means you can have the builder fix any issues that you find in the first year. Our inspection will point out all the problems, usually many more than the homeowners know about.

 

Why do A Builder’s Warranty Inspection?

Even if you had a pre-closing inspection before you moved in, there are some issues that can develop through daily wear and tear during the first year. Some of these things you may not even be aware of, or know that they can be repaired and paid for by the builder, not you! Why would you pay to fix someone else’s mistake? Get a builder’s warranty inspection so you know exaclty what to ask your builder to fix.
